What makes another home comparable?

LocationSame neighborhood when possible, with practical proximity.
Property classThe same residential class is the cleanest comparison.
Building sizeSimilar finished building square footage matters more than matching lot size alone.
Age and styleConstruction period and basic form should be reasonably close.
Major featuresBedrooms, baths, basement, garage, and other material characteristics should make sense together.

Why the strongest match may not have the largest percentage
