Assessment Reduction Guarantee

No reduction after a timely appeal? We will refund the full filing package purchase price.

The guarantee applies when you purchase a Simple Tax Appeal filing package for a property and assessment year, file a timely appeal with the Cook County Assessor or Cook County Board of Review for that same property and year, and the final assessed value is not lower than the starting assessed value shown in the purchased filing package.

How to request a guarantee refund

Email info@simpletaxappeal.com within 60 days after the final appeal decision becomes available. Include:

• The email used to purchase the filing package.
• The property address or PIN.
• The Assessor filing confirmation or Board of Review complaint number.

Simple Tax Appeal will normally verify the final assessed value using published Cook County records. If the public record is not yet available or is unclear, we may ask for the official decision notice.

Important limits

• Any reduction in assessed value satisfies the guarantee, including a reduction obtained with help from an attorney or another service.
• The guarantee applies only to a paid filing package purchase. Complimentary and fully discounted orders have no purchase price to refund.
• One guarantee claim is allowed per property and assessment year.
• The refund is limited to the filing package purchase price. It does not cover taxes, attorney fees, filing costs, penalties, or other losses.
• A full refund ends filing package access for that property and assessment year.

This guarantee is a refund promise, not a prediction or promise that Cook County will reduce an assessment, reduce a tax bill, or grant a particular percentage of relief.

Access or generation failures

If a completed purchase does not unlock the filing package, or the purchased PDFs cannot be generated, email info@simpletaxappeal.com within 14 days of purchase. Include the email used at checkout and the property address or PIN.

Approved refunds are returned to the original payment method through Stripe. Bank processing times may vary.
